There are about 5 or 6 hotels that are officially part of the airport that connect directly via the sky train.
There are probably another 25 or more that are just off-site that offer free shuttles and are within a 10 minute ride.
Parking is typically not included for most of these, and requires an additional rate.

No to another plane ticket.

You can transfer to anyone.
Doesn’t even need to be an Authorized User, so no need for an Authorized User card.

I was booking AA to Australia and the searches were all over the place.
I came back several times and finally got a reasonable one.

This is opinionated from me but I travel 110-130 nights a year in a hotel for work.
I’ve tried all of them and under my experiences, Marriott has been significantly better.
The quality, ease of the app, and better points for the $ spent.
Marriott points also transfer to airlines (bad redemption but good if you need to top off)
Hilton was not bad, just never felt like the hotels were as nice for the $ compared to Marriott.

The Andaz Tokyo Toranomon Hills usually gets top ratings for the hotel, but Toranomon Hills is a bit out of the way.
I love the location of the Hilton/Park Hyatt/Regency because Shinjuku has connections to almost everything you would want.
I have done the Hilton Tokyo many times because I love the location and I love the breakfast for Diamonds, but here in a week I’ll be at the Regency because I wanted a suite for extra space.
The Westin Tokyo is not super convenient, it’s at Ebisu station, so you have to take a jaunt down the Hibiya or Yamanote lines to get somewhere.
The Conrad Tokyo is also a ride down the Yamanote to get places too.
Some depends on what you want to spend too.
The Andaz/Park/Conrad are all higher point properties, so at least with kids and trying to stretch those points, I always default down a tier or 2 to save for the next trip.

You can have both the personal & business cards.
The business offer currently has no first-year annual fee and it’s easier to cancel a biz card, doesn’t burn a 5/24 slot in the process, and doesn’t end the credit line history of your existing Citi card.
